Frequently Asked Questions

Find answers to the most common questions about buying, selling, and relocating in the Piedmont Triad. If you don't see your question here, I'm always happy to help.

Every home's marketing plan is different. We can list your home within 2 days of professional photography and videography.

The first step is a meeting  to discuss your goals, budget, timeline the process and paperwork. If you'll be financing your purchase, I'll connect you with a trusted local lender to get pre-approved. Once you know your budget, we'll begin touring homes and create a strategy to help you find the right one.

I do my best to be available during your convivence. If not, I have colleagues who can show you a home!

We offer a variety of marketing digitally, print, and in person. See the Sell Your Home page for more.

Every situation is different, but most buyers go from starting their search to closing in about 30–90 days. Factors like your timeline, the local market, and financing can all affect the process. I'll guide you through each step so you know what to expect.

Once your offer is accepted, we will order inspections and coordinate with the lender and attorneys to get the ball rolling! The lender will order the appraisal and the attorneys will begin doing work on the title search.

Due diligence money is  a nonrefundable deposit that shows you're serious about purchasing a home. It goes straight to the seller and is applied to your purchase.

A home inspection is a professional evaluation of a home's major systems and components, including the roof, HVAC, plumbing, electrical, foundation, windows, and more. The inspector provides a report outlining their findings so you can make informed decisions before moving forward.

Yes. Some homeowners choose to buy first, while others prefer to sell before purchasing their next home. The right approach depends on your finances, goals, and current market conditions. I'll help you evaluate your options and develop a plan that works best for your situation.

Your home's value depends on several factors, including its location, condition, size, updates, and recent comparable sales in your area. I provide complimentary home value consultations that use current market data—not just automated online estimates—to determine a realistic pricing strategy.

I evaluate recent comparable sales, current competition, market trends, your home's unique features, and buyer demand. The goal is to price your home strategically to generate strong interest and maximize your final sale price.

Preparing your home can make a significant difference in how buyers respond. I typically recommend decluttering, completing minor repairs, deep cleaning, and improving curb appeal. Every home is different, so I'll provide personalized recommendations to help your property make the best first impression.

In many cases, yes. Staging helps buyers picture themselves living in the home and highlights its best features. Whether it's using your existing furniture or bringing in additional pieces, thoughtful staging often leads to stronger buyer interest and can help a home sell more quickly.

The timeline depends on pricing, market conditions, location, and the home's condition. Some homes receive offers within days, while others take longer. A strategic pricing and marketing plan gives your home the best opportunity to sell efficiently.

Selling a home may include expenses such as real estate commissions, attorney or closing fees, prorated property taxes, and any agreed-upon repairs or buyer concessions. I'll provide an estimate of your expected costs before you list so there are no surprises.

I serve buyers and sellers throughout North Carolina's Piedmont Triad, including Greensboro, Winston-Salem, High Point, Kernersville, Jamestown, Wallburg, Oak Ridge, Summerfield, and many surrounding communities. Whether you're relocating to the area or moving across town, I'm here to help.

The best time depends on your personal goals, finances, and timing—not just the market. Whether you're buying your first home, relocating, downsizing, or selling an investment property, I'll help you understand your options and make an informed decision based on today's market conditions.

Buying or selling a home involves much more than finding a property or putting up a sign. A REALTOR® provides guidance throughout the process, negotiates on your behalf, coordinates inspections and deadlines, and helps you avoid costly mistakes. My goal is to make the experience as smooth, informed, and successful as possible while providing personalized service every step of the way
